Building Information Modeling (BIM)

Are you about to rehabilitate a building but do not have the plans? Or have you finished constructing a building and you want documentation that can be transferred to the new building manager?

3D laser scanning is a well-established method of accurately documenting buildings. Terratec has long experience with scanning using static and mobile scanners. The requirements of the end product determine which method will provide the most cost-effective solution.

The result of the scanning process is a point cloud that is at correct scale, in the agreed upon coordinate system, and can be delivered in a user-friendly viewer with the ability to easily extract coordinates and distances.

The point cloud can also be used to compare the as-built building with the design model, or to do analyses such as collision and clash detection. There are many examples where laser scanning has led to great cost savings, such as by detecting geometric conflicts in advance of start of construction or modification.

The point cloud will in many cases be used to 3D model a geometrically accurate BIM which will form the basis of cross-discipline collaboration in a project.

We can deliver IFC files from the model for use in various software, such as ArchiCAD, Solibri, Navisworks or others. We follow Statsbygg’s standards as per their BIM manual, unless otherwise requested.
